Most PV Zoning: Floor Area Ratio (FAR) is the maximum amount of building area allowed on a lot, expressed as a percentage of the lot's size. Paradise Valley's FAR is broader than what many think of as “living area” — it generally includes the roofed footprint of the first floor, any second story, garages, covered patios, roof overhangs, accessory structures, and certain courtyard and trellis areas. Although FAR sets the maximum floor area, the actual size and design of a home may be further limited by setbacks, height restrictions, open space requirements, grading, drainage, hillside regulations, easements, washes, and other Town development standards.
