New construction inventory in Paradise Valley rose to 41 homes at the end of August 2026, up from 37 in July. Against 60 sales over the preceding twelve months, that is 8.2 months of supply — loosening slightly after July's tightest reading of the year.

The trailing sales rate has been flat all summer at 60 to 61 homes a year. Every move in months of supply this quarter has come from the inventory side.

A 36 percent spread in price per square foot

August's three closings ranged from $1,205 to $1,646 per square foot — the widest spread of any month this year, and a useful caution against quoting a single per-foot figure for Paradise Valley new construction.

The top of that range closed at exactly its asking price. The bottom two gave ground, one of them by nearly 14 percent. Size does not explain the gap here either: the most expensive home per foot was not the smallest.
