New construction homes
Seventy newly built homes (2015 or later) were active in Paradise Valley, with a median asking price just under $10M and a median of $1,342 per square foot. The range is striking — from about $2.15M to $40M — a reminder of how wide the new-construction band runs in 85253, from entry-level luxury to trophy estates. At a median of 94 days on market, well-priced new homes are moving at a measured pace.
Scrape opportunities
Ten older homes on quality lots qualified as teardown-and-rebuild candidates (built before 2015, on lots of roughly an acre or more). The median was $2,825,000 at $827 per square foot — pricing that reflects land value far more than the existing structure. With a median 118 days on market, buyers have a bit more room to negotiate here than on finished new homes.
Vacant lots
Twenty-five build-ready parcels were available, at a median of $2.6M, or roughly $1.9M per acre. Land carried the longest median days on market of the three categories (152), which is typical — buying a lot is the start of a multi-year build, so it draws a more deliberate buyer.
